![]() Gotta love the door that opens up....to the hallway....that leads to the kitchen. Unfortunately, there are lots of apartments just like this in all the older buildings in NYC." So, how to fix? |

880K for that?
That would make the most awesome single-lane bowling alley ever. |

It's pretty bad but I wouldn't say any worse than a lot of the converted office buildings. Those can get pretty heinous. |

Either the floorplan is drawn out of scale or the dimension of the "walk thru" bedroom is out of whack. It just doesn't look like it is 26' long. Typical broker misrepresentation!

t looks like they're including the hallway leading into the bedroom in their length. So that whole hallway past the bathroom is being included too.
Yeah, that's not an accurate representation. There's a number of ways to fix it, but it's dependent on what the client is looking to get out of it. "Fix" doesn't mean much without knowing what the client really wants to change. For me, I think the biggest problem is the distance between the front door and the kitchen. With an unlimited budget (ha.) I'd move the kitchen to the opposite(living room) side of the bathroom so they share the wet wall. Get rid of the excuse for a second bedroom- blow the whole thing out and create an open kitchen/dining/living area, and create a proper master bedroom suite in the bottom part of the apartment. If you *have* to have two bedrooms, you can still carve two better ones out of the bottom end there than what the layout currently shows. |
